You’re driving around and you see a “We Buy Houses” sign on a telephone post with a phone number. It doesn’t really elicit a lot of trust, does it?
I’ve been in real estate for about 10 years now, and I understand that the “wholesaling” side of the business attracts a lot of scuzzy people. Why? Because most people who get into the business assume it requires the most risk. If you can get a deal from a seller, then you can resell a house to an investor, and you don’t have to put any of your money into the deal. So, is that a scam? Maybe.
Let’s get real.
The truth is that this business does attract a lot of lousy people. They don’t care if you are in a bad situation. They don’t know how to empathize with your suffering. If there’s blood in the water, they are like sharks going in for the kill.
I hate that. Why? Because my God hates that.
I believe in the God of the Bible, and over and over what you see in the Bible is a God who cares for and defends the poor and the downtrodden. Here’s an example:
14 “Never take advantage of poor and destitute laborers, whether they are fellow Israelites or foreigners living in your towns. 15 You must pay them their wages each day before sunset because they are poor and are counting on it. If you don’t, they might cry out to the Lord against you, and it would be counted against you as sin. – Deuteronomy 24:14-15
God cares for the poor. Now, does that mean I can’t buy your house from you? No, it means I can’t take advantage of you.
When you go to a we buy houses company, it’s usually because you are in a tough situation and don’t have the time or other circumstances to be able to sell a house in the traditional retail manner where you hire a real estate agent and pay them 6% of the sale price in commissions to sell your house.
Maybe you are in a tough financial situation and want to avoid foreclosure. Maybe you’ve gone through or are going through a divorce and need the house gone fast. Maybe you live out of town and don’t want to deal with tenants and the maintenance of the property any more. There are any number of reasons why you need to sell your house fast in Northern Kentucky or Cincinnati.
So, can a Christian buy your house at a discount and not take advantage of you? Absolutely!
We’re going to be honest with you and show you the numbers. Often times, I will resell the property to an investor who may do rehab work and sell it for a profit. Therefore, that investor needs to make a profit AND my business needs to make a profit.
That said, I’m not going to gouge you. I’m not going to scam you. In fact, I’ll sit down and walk you through the numbers of what the house will resell for once it is rehabbed based on other available home sales in the area (comps). You need to take that number less the cost of repairs. Then, you need to include in profit for the investor and for my we buy houses company.
If that number makes sense for both of us, we can buy your house. If not, then we won’t buy your house or insult you, or try to twist your arm.
God is really clear about how we should treat each other:
“If among you, one of your brothers should become poor, in any of your towns within your land that the Lord your God is giving you, you shall not harden your heart or shut your hand against your poor brother, but you shall open your hand to him and lend him sufficient for his need, whatever it may be. Take care lest there be an unworthy thought in your heart and you say, ‘The seventh year, the year of release is near,’ and your eye look grudgingly on your poor brother, and you give him nothing, and he cry to the Lord against you, and you be guilty of sin. You shall give to him freely, and your heart shall not be grudging when you give to him, because for this the Lord your God will bless you in all your work and in all that you undertake. For there will never cease to be poor in the land. Therefore I command you, ‘You shall open wide your hand to your brother, to the needy and to the poor, in your land.’ – Deuteronomy 15:7-11
Ok, this can get a little complicated because it’s about this thing called Jubilee. But, it simply boils down to this – don’t take advantage of people who are in a desperate situation. Why? God says, “the land is mine.” It’s all going to go back to him eventually. So, treat people fairly now. Be problem solvers. Not scam artists.
