All right. Hey guys, what’s going on? My name is Eric Sztanyo from webuynkyhouses.com, where we buy houses for cash in Cincinnati and Northern Kentucky. And, I’m actually out in West Price Hill today. If you could see this little food truck behind me, I was coming out here to meet the owner, this business owner who runs this food truck. And the reason she wanted to sell her house is because she’s relocating. So, there’s a lot of different reasons. Yeah, she’s relocating down at Memphis, Tennessee, and wants to take her business down there. And so a lot of people, when they’re looking to start their house, they’re like, “Why should you sell your home to an investor? What are the main reasons why I would want to do that?” Well, let me break that down for you, because there are multiple reasons why someone would want to sell their house to a cash buyer investor.
Key Reasons Why You Should Sell Your Home to an Investor
The primary reasons you’re going to want to sell to an investor are two reasons. Number one is speed. And number two is no hassle. So let’s just walk through those real quick. First of all, speed. One reason you’d want to sell your house, fast, to an investor is investors have cash, and can close on your house quickly.
When you sell a house on the market in the traditional sense, if you put it on the market with an agent, there’s a lot of time involved with that. The agent might want to tell you to clean up your house. They’re going to line up photography for you, so they want to get a professional photographer out there. They might tell you to do certain updates or repairs. All of that’s taken time just up to get the house listed on the market.
Then, you put the house on the market, it’s going to take you, it depends on what the market is like, but it could take you a week, two weeks, it could take you a month before you get it under contract. Then, after that, it’s going to take at least another 30 days, more than likely, for the buyer to get their financing lined up so that the bank can approve the loan and they can buy the house. All of that takes a lot of time. So I mean, that whole process could take two, three months, maybe more, depends on how many repairs you have to do to the house, four or five.
If you sell your house to a cash investor or We Buy Houses company like we are, the biggest advantage is, or one of the biggest advantages is speed. Generally, because we have cash, just a couple of things, and we buy as-is, you don’t have to prep the home. And two, we’re not waiting on any lenders to approve the loan. We have cash. So the only thing we’re going to do is run a title search to make sure you own the house and make sure there aren’t any tax liens or any other kind of liens on the property so that when we buy the house, we own it and it’s free and clear.
How Fast Can I Sell My Home to an Investor?
I’ve closed in six days! So far that was the fastest I’ve closed. Usually, we close around 10 days to 14 days, but it can certainly be as fast as a week. It’s just a matter of the title search and that’s it, but we have cash. And so we can close quickly. So that’s reason number one why you should sell your home to an investor, is that you can sell fast. You can sell quickly.
If you’re going to get your home ready to list on the market traditionally with a real estate agent, you’ve got to do a lot of work. You’ve got to prep the house, you’ve got to make it look nice, you got to declutter, you might need to paint. At the bare minimum, when I’m talking, and I’m a real estate agent as well. So what I’m telling my clients, the bare minimum, I say, you’re going to want to declutter, at least get everything in the garage or the basement or the closets. If you can paint and landscape and maybe do carpets or something like that, and then clean really, really well, those are the things you want to do.
Now, if your house has fallen behind in terms of regular maintenance, or maybe you have an illness or some other thing that’s made it difficult for you to maintain the home, the thought of getting it all ready to list on the market, and then you’re going to be having people come into your house when it goes on the market and it goes active on the market, it’s a lot of work. Because not only do you have to clean the house, but you’ve got to keep it clean. You’ve got to keep it prepped and in showing ready condition. And it’s a lot of work. And that’s not even mentioning the fact that we’re still kind of in the middle of COVID-19, and you may or may not want a bunch of people trouncing through your house who may or may not be spreaders of the virus.
So that’s not to scare you. That’s just to say, normally, to sell a house, it’s a big job. And so another reason why you should sell your home to an investor instead of putting it on the market is you get rid of all that hassle. We buy it as-is, which means you don’t have to do a thing. In fact, a lot of the houses we buy, people leave a bunch of their crap behind, and we’ve got to bring in dumpsters to get rid of all that stuff. And that’s totally fine. If you want to do that, that’s fine. Take what you want and leave. It’s easy. It’s fast. Those are two of the primary reasons, or maybe I should say the benefits of selling to a cash investor.
Reasons Why People Sell Their Home
There’s a lot of reasons why people want to sell their home. Maybe they’re relocating, maybe they’re a widower, maybe they’re going through a divorce, maybe you’re facing foreclosure, maybe there’s just too many repairs, maybe you’ve inherited a property that you don’t really want to deal with. So there’s a lot of reasons why you might want to do it.
But one positive note is if you sell your home to an investor is you’re going to be able to sell quickly, and it’s going to be very easy. It’s going to be very simple for you and you’re not going to have a lot of hassle.
